Terms of Service
1. What this is
JasmoFlo provides Mona, a real-estate deal-reading decision tool that pulls public and licensed data sources, runs deterministic math against your captured philosophy, and returns a verdict with the receipts. Mona is a decision tool, not a licensed investment or real-estate advisor. Nothing Mona returns is a recommendation to buy, sell, or hold any security or property. Real estate involves risk, including loss of principal. You make the call; Mona just shows the math.
2. Eligibility
You must be at least 18 years old and legally capable of entering contracts in your jurisdiction. JasmoFlo is offered today for properties located in the United States; addresses outside the US are rejected at the input stage.
3. Your account & philosophy
Some Mona surfaces work without an account. To save deals, build a pipeline, or get the personalized read, you create an account and capture your investment philosophy (target market, price ceiling, return floor, etc.). You can edit or delete your philosophy at any time at /settings/philosophy; you can request export or deletion of all account data at /legal/privacy.
4. Acceptable use
- Don’t hammer the address evaluator to scrape paid upstreams.
- Don’t use Mona to filter properties by protected class (race, religion, family status, disability, source of income, national origin) or to make decisions in violation of the Fair Housing Act or analogous state statutes.
- Don’t reverse-engineer or attempt to extract our scoring models, prompts, or upstream credentials.
- Don’t share your account credentials.
5. Subscriptions & billing
Paid plans are billed via Stripe in advance for the term you select. Cancellations stop the next renewal; we do not refund the current period unless required by law. The free tier is rate-limited and has a daily upstream-cost cap; once you hit it, Mona pauses you for the rest of the day.
6. Sources & data accuracy
Mona reads from third-party sources including (but not limited to) federal data (FRED, HUD, US Census, FEMA), property and rental data services, walkability scores, and points-of-interest databases. We surface a citation and capture timestamp on every number. We don’t guarantee any third-party source’s accuracy or availability. When Mona doesn’t have enough data to score, she says so explicitly rather than guessing.
7. AI-generated commentary
The numbers Mona surfaces come from deterministic math against third-party data. The prose around them is generated by a large language model (Azure OpenAI). The model is prohibited (by system prompt and post-filter) from inventing numbers, making steering claims, or recommending purchase. If the narrator is slow or unavailable, Mona falls back to deterministic prose so your read still ships.
8. No advice; no fiduciary relationship
JasmoFlo is not a registered investment adviser, broker-dealer, real-estate broker, mortgage lender, insurance agent, lawyer, accountant, or financial planner. Use of Mona does not create a fiduciary relationship between you and JasmoFlo. Always consult a licensed professional before transacting on a property.
9. Disclaimer of warranties
Mona is provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, completeness, non-infringement, or title.
10. Limitation of liability
To the maximum extent permitted by law, JasmoFlo and its officers shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or use, in connection with this service. Total aggregate liability for any claim arising out of these terms is limited to the greater of (a) the amount you paid us in the 12 months preceding the claim or (b) US$100.
11. Indemnification
You agree to indemnify and hold JasmoFlo harmless from any claim, loss, or expense (including reasonable attorneys’ fees) arising from your use of the service in violation of these terms or applicable law.
12. Modifications
We may update these terms periodically. Material changes will be posted with at least 14 days’ notice via the email on file (if any) and the in-app banner; continued use after the effective date constitutes acceptance of the new version.
13. Governing law & disputes
These terms are governed by the laws of the State of Delaware, USA, without regard to conflict-of-law principles. Disputes are resolved by binding arbitration in Delaware under the rules of the American Arbitration Association, except that either party may seek injunctive relief in court for intellectual-property matters.
