How it works

Transparency is key. Here are the formulas we use.

Net Operating Income (NOI)

NOI = (Gross Rent - Vacancy) - (Taxes + Insurance + Management + Maintenance + CapEx + HOA)

The income the property generates before paying the mortgage. We subtract vacancy first to get Effective Gross Income, then deduct all operating expenses.

Cash Flow

Cash Flow = NOI - Mortgage Payment (Principal & Interest)

What's left in your pocket each month. This calculator uses a standard amortization formula for the mortgage payment.

Cap Rate

Cap Rate = (Annual NOI / Purchase Price) × 100

A measure of unleveraged return. It tells you how good the deal is if you paid all cash. Useful for comparing properties regardless of financing.

Cash on Cash Return

CoC = (Annual Cash Flow / Total Cash to Close) × 100

The return on the actual dollars you invested (Down Payment + Closing Costs). This accounts for leverage.
