The outputs of our tools are estimates based on your inputs and third-party data. They are not predictions of future performance. You are responsible for your own investment decisions.
Data Accuracy
- Public Records: Tax data and sales history come from county records which can be outdated or incomplete.
- Rent Estimates: These are algorithmic estimates based on comparable properties. They do not guarantee that you can lease a property for that amount.
- Expense Estimates: Default expense ratios (like 5% maintenance) are rules of thumb. Actual costs vary widely by property condition and location.
Scope of Analysis
Our calculators focus on financial metrics (Cash Flow, Cap Rate, ROI). They do not account for:
- Structural condition of the building.
- Neighborhood crime rates or school quality trends.
- Zoning changes or future development plans.
- Your personal tax situation or liability.
